This Privacy Policy explains how Bernard's Landing CPOA ("Bernard's Landing," "we," "us," or "our") collects, uses and shares information when you visit bernardslanding.com (the "Site") or contact us through it. By using the Site, you agree to the practices described here.

Information we collect

Information you give us. When you fill out a form on the Site, such as the Watercraft Decal Order Form, the Work Order Request or the Covenants Application, or when you email or call us, we collect the information you choose to provide. This can include your name, email address, phone number, mailing or property address, unit, rental dates, watercraft and trailer details, and any message or plans you send. Please do not enter payment card numbers in any form on the Site. Decal payments are taken by phone.

Information collected automatically. When you browse the Site, we and our service providers automatically collect some technical information, such as:

• the pages you visit and the links you click
• the date and time of your visit and how long you stay
• the website or search engine that referred you
• your browser, device type, operating system and screen size
• your approximate location (city, region and country), derived from your IP address

This information is collected with cookies and similar technologies, described below. We use it to understand how the Site is used as a whole, not to identify you personally.

How we use information

We use the information we collect to:

• answer your questions and respond to requests and work orders
• process watercraft decal orders, covenants applications and other community requests
• provide the event, venue and community information you ask for
• understand which pages are most useful, fix problems, and improve the Site's content and navigation
• measure and grow traffic to the Site
• keep the Site secure and prevent spam or misuse
• meet our legal obligations

Google Analytics and Google Tag Manager

We use Google Analytics 4, a web analytics service provided by Google LLC, to understand how visitors find and use the Site so we can improve it and reach more people. Google Analytics uses first-party cookies to tell visitors and visits apart and reports information to us in aggregate, such as how many people visited, which pages they viewed, how they arrived at the Site and their general location. Google Analytics 4 does not log or store individual IP addresses.

We use Google Tag Manager to add and manage Google Analytics and similar measurement tags on the Site. Google Tag Manager loads those tags. It does not itself set cookies to track you. Google may collect information about how the Tag Manager service is used and which tags are deployed in order to maintain and improve the service.

We use this information to measure and improve the Site. We do not sell it, and we do not use Google Analytics to show you personalized advertising.

Information collected by Google is handled under Google's Privacy Policy. To learn more, see How Google uses information from sites or apps that use its services. You can stop Google Analytics from collecting data about your visits by installing the Google Analytics Opt-out Browser Add-on, or by blocking or deleting cookies in your browser.

Cookies

Cookies are small text files your browser stores when you visit a website. The Site uses:

• Analytics cookies. Google Analytics sets _ga, which is used to distinguish visitors, and _ga_<ID>, which keeps track of your current visit. Both expire after up to 2 years by default.
• Essential cookies. Our website platform, Webflow, may set cookies needed for the Site to work, for example to keep you signed in to the password-protected Homeowners section.

Most browsers let you block or delete cookies in their settings. Blocking analytics cookies will not stop the Site from working. Blocking all cookies may prevent the Homeowners sign-in from working.

Content from other websites

Some pages include content provided by other companies. When you view these pages, those companies may receive information about your visit, such as your IP address and browser details, under their own privacy policies:

• Google Maps on the Contact and Maps pages
• YouTube videos on the Wedding Videos page, which we embed in YouTube's privacy-enhanced mode
• Google Calendar on the Calendar page, which loads event details from our public Google calendar
• Fonts and scripts delivered by Google Fonts and other content delivery networks

The Site also links to websites we do not operate, such as vendor, restaurant and social media pages. We are not responsible for the privacy practices of those websites, and we encourage you to read their privacy policies.

How we share information

We do not sell or rent your personal information. We share it only:

• with service providers that help us run the Site and our operations, such as Webflow (website hosting and form handling) and Google (analytics), who may use it only to provide services to us
• with Bernard's Landing staff, board members, committees and sub-associations who need it to handle your request, such as reviewing a covenants application
• when required by law, or when needed to protect the rights, property or safety of Bernard's Landing, our residents and guests, or others

How long we keep information

We keep form submissions and emails for as long as we need them to handle your request and keep reasonable records, and as required by law. Analytics data is kept for a limited period set in our Google Analytics account and is then deleted automatically.

Security

We use reasonable measures to protect information, and the Site is served over a secure (HTTPS) connection. No website or email transmission is completely secure, so please do not send sensitive information such as payment card numbers or Social Security numbers through the Site or by email.

Your choices

• Analytics: Opt out with the Google Analytics Opt-out Browser Add-on or your browser's cookie settings.
• Information you sent us: Contact us to ask what information we have from you, or to correct or delete it. We will respond within a reasonable time, subject to any records we are required to keep.
• Do Not Track: The Site does not currently respond to Do Not Track browser signals.

Depending on where you live, you may have additional privacy rights under applicable law. Contact us and we will honor them where they apply.

Children's privacy

The Site is not directed to children under 13, and we do not knowingly collect personal information from them. If you believe a child has sent us personal information, contact us and we will delete it.

Changes to this policy

We may update this Privacy Policy from time to time. When we do, we will change the "Last updated" date at the top of this page. Changes take effect when they are posted.
